Chicago Estate Appraiser

Upon death, or for estate planning purposes, it is necessary to value the decedent’s inherited assets, including real estate. At Chicago Commercial Appraisal Group our Estate Tax Appraisers estimate the market value of the real estate which helps determine how much of an estate tax, if any, is owed to the IRS. These Estate Valuations are also used to establish a stepped-up basis for the decedents assets for the person’s heirs. Chicago Commercial Appraisal Group can estimate fractional interests (also known as Partial Interest Appraisals) and their impact on property value for the estate.

Chicago Date of Death Real Estate Appraisal

In Chicago, Estate Tax Appraisals are sometimes also called Date of Death Appraisals as the decedent’s date of death marks the relevant point in time when the value is needed. These are considered retrospective appraisals as we need to estimate the property’s historical value based upon data available at the time of death. In some cases, the Date of Death Valuation might be different from the actual date of death. We recommend consulting with knowledgeable accounting or legal counsel to determine your exact appraisal needs.

Chicago Estate Appraiser Qualifications

The IRS requires well supported Estate Tax Valuations. All of our Estate Tax Appraisers at Chicago Commercial Appraisal Group are State Certified or Licensed Appraisers. One of our MAI Designated Appraisers also reviews all work we perform to ensure the highest quality Date of Death Appraisals. All of our Estate Appraisals conform to the Uniform Standards of Professional Appraisal Practices (USPAP).

Chicago Commercial Appraisal Group specializes in Commercial Real Property Appraisal in the Chicago Metropolitan Area.
